A brokerage note on the Birla group's real estate arm gives a rare, number-backed look at how new projects are selling. Here is what it says, and how a home buyer should read it.

When a listed developer reports how well it is selling, most of the coverage is written for shareholders. But the same numbers answer a question that matters to anyone shopping for a home: are people actually buying here, and are the earlier launches finding takers? In early May 2026, Choice Institutional Equities published a note on Aditya Birla Real Estate, the listed parent of Birla Estates, and the figures it flagged put Birla Arika at the centre of the quarter. The note was reported by Moneycontrol.

What the Choice report said

According to the note, ABREL's pre-sales, meaning the value of homes booked in a period, came to about ₹4,290 crore for the fourth quarter of FY26. For comparison, the company had booked around ₹3,848 crore across the first nine months of the same financial year, so the last three months alone finished roughly 11.4% ahead of that entire stretch.

The brokerage credited fresh launches for most of the jump. Four projects opened during the period and together contributed about 85% of the quarter's bookings. The remaining 15% or so came from projects that were already on sale, chiefly Birla Evam in Bengaluru and Birla Niyaara in Worli, Mumbai.

How the four launches performed

Not every launch was equally far along at the end of the quarter, which is worth keeping in mind when comparing them. Birla Taranya in Thane, for instance, only opened right at the close of the period, so its share sold reflects a few days of sales rather than a few months. Why Birla Arika Phase 2 stands out

Of the four, Sector 31 in Gurugram had the highest sell-through, and it happens to be the priciest by ticket size. The developer had earlier said 152 of the 156 homes released in Phase 2 were booked within a month, adding up to more than ₹1,600 crore. What sets the project apart on paper is its planning. Only two apartments share each floor, roughly three-quarters of the campus is left open, and residents get four separate clubhouses instead of one large shared club. A design team that includes Arcop Associates for architecture and SWA Group for landscape sits behind it. Buyers at this price point tend to weigh privacy and space heavily, and those are the features the sales pace appears to reward.

A 97% sell-through in a project this expensive suggests the product and the pricing found their audience, which is a useful sign for buyers considering what remains.

Older projects are still selling

The 15% contribution from Birla Evam and Birla Niyaara is easy to overlook, but it says something about staying power. A developer that leans only on launch-day rushes can see sales dry up soon after. Continued bookings in projects that opened earlier point to demand that outlasts the opening weekend.

Choice arrived at its target price using a sum-of-the-parts approach. In plain terms, that means valuing each project or business line on its own and adding the results together, which suits a developer with many projects at different stages across several cities. The brokerage described its ₹1,880 target as roughly 21.5% above the share price at the time and left both the rating and the target unchanged from before.

What home buyers can take from it

For someone comparing homes rather than shares, the more useful takeaways are about the developer's momentum and track record:

  • Demand is visible. Multiple launches selling through quickly across Gurugram, Bengaluru, Thane and Pune shows buyers responding to the developer's projects in several markets.
  • Execution still matters most. Bookings are only the start. Delivery timelines, construction quality and how the developer handles handover are what shape your experience.
  • Check the project, not the parent. Confirm the RERA registration, read the Agreement for Sale and compare the total cost, including GST and preferential location charges.
  • Sold-out phases change the options. With Phase 2 almost fully booked, check with the developer about remaining inventory and what comes next in the masterplan.

The same developer's other recent Gurugram launch tells a similar story. Birla Pravaah in Sector 71 was reported to have crossed ₹1,800 crore in bookings within a day of opening.
