In early May 2026, Choice Institutional Equities published a note on Aditya Birla Real Estate, the listed parent of Birla Estates, and the figures it flagged put Birla Arika at the centre of the quarter. The note was reported by Moneycontrol.
What the Choice report said
According to the note, ABREL's pre-sales, meaning the value of homes booked in a period, came to about ₹4,290 crore for the fourth quarter of FY26. For comparison, the company had booked around ₹3,848 crore across the first nine months of the same financial year, so the last three months alone finished roughly 11.4% ahead of that entire stretch.
The brokerage credited fresh launches for most of the jump. Four projects opened during the period and together contributed about 85% of the quarter's bookings. The remaining 15% or so came from projects that were already on sale, chiefly Birla Evam in Bengaluru and Birla Niyaara in Worli, Mumbai.

How the four launches performed
Not every launch was equally far along at the end of the quarter, which is worth keeping in mind when comparing them. Why Birla Arika Phase 2 stands out
Of the four, Sector 31 in Gurugram had the highest sell-through, and it happens to be the priciest by ticket size. The developer had earlier said 152 of the 156 homes released in Phase 2 were booked within a month, adding up to more than ₹1,600 crore. What sets the project apart on paper is its planning. Only two apartments share each floor, roughly three-quarters of the campus is left open, and residents get four separate clubhouses instead of one large shared club. A design team that includes Arcop Associates for architecture and SWA Group for landscape sits behind it. Buyers at this price point tend to weigh privacy and space heavily, and those are the features the sales pace appears to reward.

- Execution still matters most. Bookings are only the start. Delivery timelines, construction quality and how the developer handles handover are what shape your experience.
- Check the project, not the parent. Confirm the RERA registration, read the Agreement for Sale and compare the total cost, including GST and preferential location charges.
- Sold-out phases change the options. With Phase 2 almost fully booked, check with the developer about remaining inventory and what comes next in the masterplan.
